wash, wash, killz, paint. there are also ozone machines/fans that eliminate smoke/smells. many contractors have them. not sure they exact name. you can rent them..

To any Florida landlords, I am sure you know the over complex and ridiculous procedures you must follow to evict, claim a judgment, claim a writ of garnishment, and have laws that allow someone who owes you money to have virtual immunity from collections using various different methods.I can't do it alone and I'm sure you didn't get into the Real Estate or business of renting to have someone legally steal from you with impunity.

If there is not an HE machine then there should be one, I know some people don't like them but it uses about a third of the water, that could be your issue.

You also could work the numbers out so that the tenants are paying most, if not all, of your mortgage so you are living there virtually free.
