The property is going to take a bit of work to repair and get it rented out. budgeting ~15-18k for Roof, paint, flooring, landscape cleanup, new outlets and switches, a window repair and a couple other odds and ends. 

probably because unless your personally buying the property your selling RE without a license very narrow window how wholesaling is legal.all the top flight wholesalers i do business with in FLA are licensed  Altura being one

A gas fireplace, new appliances, new windows, and a new roof. 

Thanks @Chris MasonI just finished signing yesterday and I see that the post closing audit referred to quality control within a short window of time at or after closing.  

I am working on a flip and I am replacing siding on the home along with all the windows.

If you boil everything down to "sustainment" then all of American consumerism should be thrown out the window.

Roof replacement, new furnace, converting from radiant heating to forced air, new driveway asphalt, new windows, etc.  

It didn't blow out the glass or any of the windows.

So, there is a Market for the up to $150K Homes, but, not the ones that the Flippers gutted and installed all the new bling stuff, with new windows and doors, who want $220K plus.

The major expenses were moving and upgrading the electrical, replacing the subfloor throughout the entire house, replacing windows, plumbing fixes, and replacing drywall throughout the home.
