I could probably still make that work but I feel its more than I want to put into this issue.If it supports your rental income, how long would it take to offset the cost from your rental income? 

We have a local university (ODU) and I've looked into multi-families there for student rentals.

I'm in Silicon Valley and we are well above the housing bubble highes with prices supported by income and job growth.
