This seems almost too good to be true, even at $250,000 so it's tempting, instant cash flow, like you would need to be crazy stupid to pass it up.

I'm sure I'll look back on this moment when I'm swearing at an inanimate object in my new investment property as if I was rather idealistic, but it's true!

It is true that someone could probably get by better without their emotional support animal than someone trying to get by without their service animal but I, for one, am glad that the ADA encompasses emotional support animals. 

We are definitely looking forward to redeveloping this house into a beautiful home.

My borrower did a beautiful fix and flip in Baltimore City - got a contract where the buyer is getting a VA loan.

I am familiar with Roofstock (not a true turnkey I know), Morris Invest (I have a scheduled call upcoming with them), and have contacted a couple of local turnkey providers in Indy and Memphis.My goals are long term cash flow and to be in an area with lower property taxes. 

I never thought I'd have to factor in the potential of a NEIGHBOR being the problem instead of a tenant, but I guess that's the beauty of landlording.  

And if thats true about the 77k then I would say I wont bother.
