I'd rather not do an entire cash-out refi because I have a much better rate on the property than I could get today.With a 70% LTV planning factor, I'd still have plenty of room for the cash I'm looking for to make the down payment (~125k).Thanks for any help/advice!

The below terms are live as of this date, for a rate and term refi (no cash out).From left to right:Points: 1, 1.25, 2.Prepayment penalty: 10 years, 3 years, 5 years.Commentary/review, hopefully this thought process is useful when evaluating offered terms for a maturing commercial mortgage that needs to be refinanced.

Here is what is being considered:SCENARIO 1):1) Parents loan us money at X% rate.2) Loan terms would allow for early payment without penalty (we would get a conventional loan in 2-5 years to pay parents back).

As long as both owners are notified and served with the foreclosure, then the entire title should transfer to the buyer.

Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

You can imagine this can swing interest rates on refinances significantly dependent on the extent of that score discrepancy.

The only downside I see is that Dayton City Schools is not rated well as a school district.
