You say you want to wholesale then most of those leads will be dead you need to know how long ago the property transferred to ensure they have some level of equity, you want to make sure your not mailing to vacant land or properties, wrong price ranges, and you want to be area specific.

Hi everyone, my Dad and I are trying to start investing in real state I have bad credit and will not qualify for any loans, my Dad has already paid off our home but he has a disability and will not qualify for any loans even if he uses the house as collateral; can I use a quitclaim deed to transfer ownership onto my name, and if so, can I apply for a home equity loan right away to buy another property once I acquire ownership?

It should specify how much money is being transferred, for what period, how the money is to be paid back (interest only, principal + interest), at what intervals (monthly, quarterly, annually), and whether pre-payment is allowed, etc.

In fact I heard on a podcast where a guy started an LLC after he signed the paperwork and the deed was transferred in his personal name and he formed an LLC later and he got screwed.

My experience included purchasing 2 personal residences and managing one of them (after I transferred and could not sell) though an awesome management company in Jacksonville, FL.I'm sure you probably know by now, but I would recommend to practice running the numbers on a few properties in your target markets and based on your strategy (buy/hold, flip, etc) to get comfortable with that before your return.I also intend to get my real estate license before my return through an online course (I believe that if there is a place where members can take college classes on base, they may be able to proctor your RE exam).

I've hired a real estate attorney to ensure the title gets recorded in my name.I'm not sure what to do with the property after the title transfer is finalized.
