It would be awesome if the market climate was such that there could be additional similarly attractive properties so that eventually I can do more than one.

Mine haven’t gone up much but since you are only benefiting by bookings it is something to consider. question becomes is it worth 10 to 15 dollars a stay to attract someone who would other wise go somewhere else ???? 

Nothing that hits the open market in my area is attractive on the number side, especially with an FHA 3.5% down.

Then, you can either get paid the commission directly, or give it to the seller (NOT the listing agent) to make your offer more attractive.

Every property will only attracts a narrow tenant pool segment.

I like Manayunk a lot for rentals because its a place that attracts a lot of renters. 

Like vacancy or quality of tenants this area may attract?

These are mostly younger tourists who get the idea to go out of town for the the weekend but wait until the same week they plan to go.

You can certainly do outside of that depending on what time of customer you're wanting to attract.
