With prices dropping to flat in some areas, one year is not uncommon.My greatest concern is that you don't appear to have enough to loan the purchase money on a flip and barely enough to loan the rehab money.

I am very glad that I did that, because we do all our screening through Appfolio, which uses Experian for credit  checks, and we also report to Experian Rent Bureau, which records lease dates, owed balances, and also can help boost or drop a credit score based on the tenants payment history.

In addition, the general order also provides that the Sheriff shall cease execution of eviction orders (1) whenever the outside temperature is 15 degrees Fahrenheit or colder on the actual day of the eviction or (2) whenever regardless of outside temperature, extreme weather conditions endanger the health and welfare of those to be evicted.For landlords, this is just part of the business of being a landlord.

There is still mortgage insurance so if someone can buy the property and refi then they can drop the monthly payment as well.
