I LOVE the sweet spot properties also.. not fully flipped but not distressed enough to need any major rehab.

I’ve gotten a lot of sob stories after the denial so I’m assuming they go into the whole process assuming they can sweet talk me into approving them.  

Sometimes it's better to be sweet, sometimes to just ignore, sometimes to get back in their face. 

Both would be sweet.  

She has an autistic son, works full time, pays in advance for 6 months, looks out for us, gets our packages when we’re out of town, puts up with Airbnb guests, bakes us cookies, and is always sweet and friendly.

My tenants had lots of trouble getting their bank set up and Cozy takes their sweet time releasing the funds to the landlord so I stopped using the payment processing part and just leave it as an option for the tenants but I encourage them to either set up their own ACH or make a deposit directly at the local bank.Adam
