If you can do one successfully I could imagine you could do two, but do you have the resources financial and time/manpower to operate two deals at once. 

If it fits within your budget, there's nothing wrong with investing/paying to expedite the process or collapse time.

I'm in the process of purchasing my first investment property.

A good friend of mine @Josh Green that is an investor/investor focused realtor is having great success in the Tampa Bay area.

What I have seen so far as another newb who is probably not much further than 5 minutes ahead of you in the REI journey:It will not matter during the acquisition process (unless you are finding your own off market deals).CONS:-Not great to deal with tenants because of privacy reasons.
