If there are tons of options for a small town, skip that area.

I've read a few and they are informative and for the most part skip the hype/sales pitch...

People really skip over how an agent can really be an integral part of the team.Honestly, the "best" or "highest producting" agent may not be your best choice.

If you have a non-spousal business partner, you pretty need the entity more so for legal reasons and to divy up the profits/losses.The main reason for skipping the LLC is financing.

Does this prove that you should skip duplexes and buy SFH only?

This allows you to repeat the process.With the BRRRR process you should be able to repeat faster, buying 3 or 4 houses per year, and as your income grows that will turn into 4 or 5, etc  If you are content with two per year pace, and with being less liquid, you can skip the BRRRR.
