I am not an attorney, so I can't interpret it better than you, but I was "imagining" me telling her about the rental increase, and then suddenly having her complain about stuff needing to be fixed - thereby triggering the statute.As it stands now, we have mailed (next day, certified, restricted signatures) her a non-renewal notice, prior to any complaints.

We went and got a mailbox at the UPS store, changed the address on all our business cards, email signatures and on all leases going forward.

Next time, also get estoppels with the seller and tenant signatures so you're all on the same page about when rents are due, how much they are, and how much security deposits are owed.Take it as bitter medicine.  

Its not so much about the signature in this case rather than papering the file to show the courts (if needed) that the landlord was responsive to the tenants concern with a reasonable solution to protect them. 

Update this did pass - however we have 8 days to collect 100 signatures of registered Independence Voters, that would then give us 30 days to get a lot more registered voter signatures.

When I execute a lease, the only way my signature gets on that document and the only way the keys get turned over is when I have all monies.

I just sent the rental agreement via email, then had the tenant sign the signature page and scan that and email it back to me.

It's a 3 part signature both tenant's and you addendum.

I'm tired.And I'd make their new lease contingent on the signature of the departing tenant agreeing to terminate and duke it out with the other tenants, regarding any refund of their portion of the security deposit.Your lease agreement time frames are odd.
