@Kevin MartinSomeone once told me tax deed auctions are like cutting down a tree.. 95% sharpening the axe and 5% cutting....means do your recon...check public records and property appraiser...avoid ones with 3 or more listed owners in property appraiser.40% get redeemed.Dont trust Google street view...do a driveby..break inside if needed...check them out!!!

I found something called Section 8 housing which can be very bad for investors if tenants are not screened properly I understand even with proper screening you will still get bad apples.

Samuel,From my view, it's pretty clear. 

The location is prime and has beautiful Mountain Views. 

Now as tenant moved out its been sitting on the market for 2 months, only attracting low offers of 1350, not even sure if renters were qualified as we did not proceed with screening.

I never rent to anyone that is not available for a personal interview.Not beng able to pay required deposits means your applicants are not qualified and your screening standards are far too low.

I use Smartmove for screening because theirs is better.

Do the screening yourself and have the applicant pay you, that is how I do all mine since I do not triust systems tennats use themselves.

They thoroughly screen, and are very well reviewed for their area.The long-term strategy for this property maybe only to hold for 5 or 10 years until the market tops out and then sell.Thanks for the feedback!
