Especially with wholesaling, as MOST people dont understand it and explaining it in a way that does not make you sound like some scamming middleman.Here are a few examples:"I'm focused on helping homeowners who are often times in desperate need to sell"  or "I specialize in finding homeowners in trouble and help them solve their problems" Pretty much anything that highlights that you are helping people out, or solving a problem.  

I really don't want to fall for and pay more for a scam/gimmick. 

Scams, crooked property managers and contractors, and everything else under the sun.BUT I invest here.

Out of state investing is NOT a scam.  

I think its a scam I 've ask for my $$$$$ back ,but no answers yet. next is the BBB and hope no one else get scamed.                    

I guess my biggest issue is trying to wade through all the bs and scamming to find a truly genuine person who wants to help, believes in me and with whom I can build a long term relationship with.

On the other hand, pretty much any post that asks for an opinion of some education program will bring out the same amount of people claiming pure scam and that the only education anyone will ever need is on BP.

Emotional support animals are the biggest scam going right now and tenants have figured out that they can get around pet policies by claiming any pet is a support animal.

What you're describing sounds like an equity skimming scam that many states have outlawed.
