I would suggest looking into local groups as well, there are Real Estate Investor Associations in nearly every metro in the US, so I would join one if you can.

Especially tax sale but any real estate transaction can get screwed up real fast with bad attorneys and title companies. 

I'm new to real estate investing (REI) and based in Austin, TX.

The only downsides I’ll gripe about is the time it takesto get used to the move in process of adding a tenant (if you already have people) and that I don’t find it mobile phone friendly for doing a lot of work however short quick hit issues are great on the phone.  

New to real estate and looking to purchase my first investment property.
