If you're flipping into a buy and hold, and the ARV is $200,000, keeping above numbers, then you can get a lender to give you longer term financing after some "seasoning" of 2-6 months (unless you're using delayed financing, which is all cash, then you cash out more quickly).

Some may be doubtful but word really does get around quick in these small areas.

Hi all, Quick question regarding Wholesaling: How is it possible for someone to put a property under contract, and then transfer that contract to another party?

For a while, I was trying to start a business of running vacation rental properties but ran into financing issues as I had an extremely hard time trying to get sufficient capital to expand quickly. 

@Claude Boiron I wonder how quickly those assessment rolls are updated with the owner's current address?

Neighborhoods like Westwood, Mar Lee, maybe Athmar Park (though less likely as it's coming up quick).
