It's a high-risk/high reward or bust business for what I consider to be pretty deep pocket players. 

If you have the capability i.e. capital, I would definitely upgrade. 

The folks who established your Solo 401(k) really should have been able to guide you through this and saved you the headache, however.Kreighton and his team at Soleara have tuned into the fact that mainstream banks are A) generally not very capable and B) pretty much in the dark when it comes to accounts held by a self-directed retirement plan.  

During the podcasts, I hear the guests having some cash and they are capable of increasing their portfolio drastically.

BUT HAS LITTLE TO NO EXPERIENCE WITH REPAIR WORK.Their are Many "TRICKS TO THE TRADE" with Repair work ( Like being Capable of Making Brand New / Bone White Mortar, Look a hundred yrs old / Matching the Existing Mortar near Making your New Work Look as if its been their from the start , Being unnoticed & Nearly Impossible to see with the naked Eye.

Another rub is wholesalers are very unsophisticated players in the market so the deals you do get will have issues/problems/etc. that you will have to solve if you want to close the deal.The wholesalers who have a more sophisticated business structure will keep the good deals for themselves and resell the deals that are near market once the wholesaler's markup is added.
