I am doing all of the project management, though - so I am looking for some advice about how to best structure how much each one of us gets given the amount of time and effort.Also, in terms of the rehab funds - I thought we should each contribute to an account that is dedicated to the rehab of the house (or get a HML, if possible) and just draw down that account for the rehab and holding costs.Thank you in advance for any and all suggestions.

For me, it is the difference between buying a property now and learning through personal experience and find a more experienced partner after I have a couple flips under my belt or dedicating my time towards finding a mentor to hang out with and potentially help find deals for them while I save for a bigger down and bring up my credit a bit.

That is, they would buy it with a loan from me, they would rehab, market it, sell it, and we would figure out an equitable way to split the profits.Are there any draft documents out there that people can point me to that could provide a platform for us to create a legal agreement for this kind of partnering?
