Find a niche (families, pet owners, themed or unique unit).  

But having a pet will only be found out when you enter etc....

These tenants had a "drug free" clause to their lease prohibiting drugs and a pet free lease (they had pit bull puppies, snakes, turtles and rats).

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

You can charge a monthly pet fee that you put aside in case of any additional damage a pet may cost on top of a pet deposit.

Our rental is owner-occuipied, so I'm really just thinking about 1) fee for pet that is not on the lease (we allow pets), 2) fee for trashing/not cleaning up the common spaces (yard/stairwell) 3) fee for storing items in utility rooms/inappropriate places outside the unit. 

They are hard on rentals, with lousy pets, smoking, violence, lack of cleanliness, out of control kids, you name it.

My property is a pet friendly community but I do charge a monthly pet fee and pet deposit.

--Pet policy - yeah as I re read this is definitely hurting.
