Hi BP,The front apartment shares one paper thin wall with the rear apartment - unfortunately this wall happens to be for the bedrooms.

I mean reality is I’m asking her to work less in a job that she likes, makes good money, for me who has never really made good money on paper, and this whole real estate thing.

and many investors are looking for the c- neighborhoods because of that  investors looking for those C - D props are either locals who know the score and self manage or they are out of area investor chasing paper yields and have no clue as to the risk/ reward aspect ..

A neighbor recently complained and the HOA told me to remove the dog or evict the tenant or I will have to face consequences.I relayed the message to the tenant and he came back with official paper that claims his dog is "Emotional Support Dog".
