First off I'm a newbie.I'm searching on loopnet for MFP 4-6 units in Orange County in the $1-$1.5M range.

I asked my local lumber yard sales rep about it when I saw the unit prices on a lumber package I bought from him were 1.5x and he explained that the orange and blue boxes actually sell these items at a loss to get contractors in the door, then make all their money on fasteners, tools, etc.

I recently moved out of Orange County back to Denver but looking to get my California fix in Palm Springs area.

I have been studying real estate in the southern Orange County area for about 6 months now by constantly watching real estate podcasts and learning from successful real estate agents online.

I would love to manage the property myself but I live in Orange County and work full-time. 

As of now i mainly just go on zillow and look up local properties in the inland empire, riverside county or san bernardino county.2) Does anyone have any advice on how I could find a mentor in my area, i figure the best way to learn is to model someone that's already doing it.3) Are there any local meet ups in the inland empire or orange county ?

Are there any investors in the Volusia County or Greater Daytona Beach Florida area (Daytona Beach, Holly Hill, Ormond Beach, Port Orange, New Smyrna Beach, Palm Coast, Flagler Beach) that would like to meet up and connect?
