Ideally, you find a property with decent equity, finance the property with the seller, make payments for a year, and then do a conventional rate and term refinance to obtain the best terms.

It reminds of several articles I've read about starting a business that list items like visit your accountant and lawyer, print your business cards, obtain a business license...but don't even having SELLING on the list!

For the traditional buyer or investor, you may be paying more than you need to in order to obtain the information you want.

However, IMO by not being truthful on how you obtained it would hurt your chances rather than help them.

I'm blitzing these off, while sticking with the 30yr AM on my "good" refi's obtained in 2003 or 2004 in the mid-lower 5's.

Then again, who is to say that you can't obtain the same return or better with real estate?
