We need to speak up about those who prey on others, and those who obtain money by false promises.  

I'm can estimate repair cost, because I've worked in the trades before and I was able to obtain a good cost analysis list from a local wholesaler. 

They did not just file bankruptcy or close EquityBuild, they did not walk away from their investors, they worked through the issue and then made adjustments to their procedures to insure a similar situation does not occur in the future.You also mentioned housing or building court cases files against EquityBuild and that is very true, but you need to remember they are buying distressed properties, most with existing building violations that they are assuming, and then repairing the properties to resolve the issues and obtain occupancy certifications for the buildings.

If the prior Mortgagee does not bring suit to obtain a judgement after 2 years they missed their window to get one.  

I always hear of new investors having issues with obtaining financing or other lender issues but that's not my problem.  

Otherwise you will always run the risk of having to turn the property back into a single family home to obtain a U&O and conform to local zoning laws.

Ive heard that foreclosed homes and auctions are a fantastic way to obtain great deals however I was under the impression you would need all cash for these.

Banks are now required to obtain a 4506(t)  through the IRS on all loans they close if they are Federally regulated or insured.  

If you can obtain rentals at a good price you should have no problem renting them and getting a good ROI.
