I live in MN and there is a 6 month right of redemption on most residential foreclosures - thats a long time in addition to the 6 weeks of public notices that need to be posted consecutively. 

What I found while training 20 agents is that I have noticed most agents do not know how to use the "keywords" or any of the good tools. 

Instead, they just stopped paying their mortgage and didn't receive a foreclosure notice for almost two years because they only had about $150K in equity.And when they finally reached out to bank to renegotiate payments, the bank worked with them because the bank could see the market was still plummeting and that they likely wouldn't be able to sell the house for $500K much less the difference of $600K.On the other hand, their neighbors would refinance when rates dropped but they never took out any equity over 20 years.

When they come on you need to be ready to jump and with very generous terms to get noticed.

I recently purchased a property in Tennessee as a out-of-state investor and got a notice from my property manager that they approved a tenant who will be moving in a few days later.As a landlord, what information of tenant do I have right to know?

I am not sure how you plan to shift heat, do that at the end of term of a lease and give them 60 days notice on this change.  

Wait and give them the 30 Day Notice after you've closed on the property.
