When they come on you need to be ready to jump and with very generous terms to get noticed.

I am not sure how you plan to shift heat, do that at the end of term of a lease and give them 60 days notice on this change.  

Wait and give them the 30 Day Notice after you've closed on the property.

Offer them 12% interest rate 30 year fixed, with prepayment penalty of 2% if you don't give them a 6 month advance notice of early payoff. 

I'm looking to send a 'notice to quit' to a tenant that's been in conflict with lease terms on several different points (unlawful possession of firearms, not maintaining clean unit, disturbing other tenants right to quiet enjoyment of property, etc).
