I also don't plan to buy in this area in the near future unless it was the only deal I could find that made sense in a 60 mile radius assuming I can find good tenants for the first deal and I was confident that I could keep duplicating those results.

We helped him pack all of the stuff in the house and made two 80 mile trips to move his stuff with our pickup truck and trailer, with no reimbursement for fuel.

It only cost me about 500 dollars a month to live here, which is great in the Portland Metro area, as I am only 0.3 miles from my day job, near my girlfriends college, etc.

@Dnyanrsh Mijagiri It is generally easier to manage when the property is within a 10-mile radius or 30 minutes from your home. 

It could be that schools are good, a factory plant opened up, or a flood happened 15 miles away and people need a place to move to, whatever...

Go to meetup.com and do a 50 mile search for real estate from your area and you will find more than you can ever attend.

I am 375 miles from our vacation rental and so far so good.

I can pull up the flood maps to give you an idea as well as put you in contact with some local insurance companies that will insure close to the water (most of the big companies stay clear of insuring within a mile of the water which is almost everywhere).
