wouldn't be hard. it's a mental thing with this house as it was tied to my sense of stability for so long.

That kind of human being will never have the mentality to buy a house...so...I won't be working with them.

You have to mentally accept, if you go this route, if you want a deal, you are likely looking at renovating.If I were in your shoes, I'd take myself mentally out of the equation, and look at the numbers-- where can I buy a house, or a multi-family house and make the most?    

I work part-time as a mental health counselor and while money is great; I desire more... how many hours  is considered a good trade off for locating properties locally and nationally?

Only 1 out of the 10 that showed was actually licensed but he was mentally unstable, to say the least...Most that showed had no transportation and/or drivers license, they had a family member drive them to the site. 

Wholesaling is 80% mental, 10% who you talk to, 5% what you say, and 5% How You Say It!! 

Kind of a mental thing I guess where I have pretty good tenants and don't want to rock the boat.

Now that I am financially and mentally secure to do this, I would like that opportunity to learn how to get started flipping homes for a profit in Pennsylvania and later on, other states. 

Did you have to change your mentality about your job at that time or how did you overcome going into work everyday?

I understand this mentality for a flipper but what about a buy and hold property?
