Harris County holds one every 1st Tuesday of the month and you can find the list of liens (properties) to be auctioned on the county website. however, what I've learned is that the "big" business and corporation, etc have taken over the sells making it difficult for individual to stand a chance.

I posted it out (before we put it on the MLS) on a few websites, but I haven't received the first phone call or message.

They put a lien on the property, so that you can't sell it without paying them off. There are lots of people here who could give you a copy of the promissory note they use- @erik stark has one for free on his website.

Sometimes your local housing authority will have a website where you can go and request a landlord package which will give you all the information that you need to qualify. not, give them a call and they will be able to give you the information you need to qualify.

Also i would not go to a court over small amounts, it would just take me more time and money and the outcome would not even be guaranteed.

It also looks kind of hacked up after adding in everything extra that I wanted to include.I've decided its time to have someone write me a lease.I thought about purchasing the landlord forms from biggerpockets, but then I read that they come in pdf files, so it sounds like they won't work for me, because I might want to make changes to the lease in the future. All of the other sites with leases that I've found won't actually give you an editable file for the lease, they just tell you to go on their website and fill out a questionnaire, and then they generate you a lease.

I live in Tennessee, so I'd have to send my property manager, which will cost me more money.
