Specifically, I am leaning more toward starting with multifamily (may be 10+ or 20+ units), and would like to buy and hold for the medium-long term (ideally long term).

Having said that, it might be best to search for the happy medium. 

Sounds like the prices are at a GRM (gross rent multiplyer) of 10...which is somewhat medium for what we see on the MLS in my part of the country.

Maybe do a happy medium like that?

You could look into possibly doing an MTR (medium term rental) and cater to travel nurses if so.  

Again, I don't think I can more crystal clear than to say that the investor's skill level is of the highest importance in obtaining gains, be it in cash flow for long term investing, or appreciation in short/medium/or longer term investing.Originally posted by MikeOH:I'm not sure that I would call flipping "speculation".

Update 2/7/22, about to close on a new primary residence and will be turning this into a full time rental, the 2/1 will be a long term rental and the plane for the 1/1 ADU is to turn it into a short term to medium term rental

I do medium term rentals to travel nurses, along with remote workers and just plain Airbnb.
