@Ezra Nugroho all 3 were clean and paint. 2 had new gas furnaces from last owner, 1 had central air. all 3 had off street parking. 

We stayed on the lake last month and our family loved it!

Metal roofs are highly recommended and should last for a long time I'd want everything to be gone form the old roofing and everything inspected properly before the job gets started.

In the last year I have seen some (in my opinion) significant changes to the Sault Ste Marie market, and surrounding area.  

It's a REIT and they claim their return was 36% last year.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620, many blemishes, but should have no evictions in last 2 years.

And of course the last 25 years saw the rise of the team concept.

. - I can't speak for other Midwest states but in Indianapolis metro area, my property taxes are pretty high 2.77 and 2.78% and the taxes go up with no limit (17% with my last assessment).

Who is on the insurance, who gets to decide when to sell, when to cut your losses?

Yup not real.. if there is any substance to it.. its just a loss leader to hook you  plane and simple.
