@Chris Lucas: Your post is a bit light on the details, but most lenders will require you to personally guarantee the loan one way or another.

If you are talking about SFH, the tenants should already be maintaining yards (unless landscaping services are provided as part of the lease).You will have to honor any existing leases.

So added expense to install and you'd get separate bill.One way to skirt that issue is to give each tenant a concession on electric power for an estimate cost of what electric would be to run what's not actually in their apartment.. hall lights, basement lights, outdoor fixtures,,  So like $15.00 per unit a month toward electric service.. depends on cost of install of the separate meter which would be billed to you the owner.. that is tax deductible as expense. not so much if given as a rent concession. 

There are other drivers; including the growing number of jobs in Newark, but the commute is key IMHO.3.In light of 1 and 2 above,  some neighborhoods are are better bets vs. others.

Contact a will and probate attorney and bring a detailed report of your holdings so they can help you get this in a better light.. honestly the 1500 to 2000 to have this done is worth it.

The paint had to flow with that colour so a light warm grey for all the walls but because we have one of those old ceilings in the living room with the border, we have gone for a darker colour in the same palette with that and done the end wall in the same colour.

@Sean Walton I definitely plan on leaving my stocked Keurig and crystal light packs.

The property is already in good condition, but I was wondering if anyone had any references for a contractor to do some light work in this area?
