I would hope it would come down to a judgement call on what's "reasonable" and what you can substantiate if you were ever audited.Thanks for making me smarter today.  

Why does the month of May matter...well anyone who was ever tried to do construction knows that rain is a total buzz kill.

I am bidding on a property that is being foreclosed upon by the first lien holder, however the final judgement amount is 120k more than the assessed value ,and i like the property . i have a certain number in mind that i want to pay and it is obviously way lower, because i need to make a profit. 

Any type of judgement or lawsuit the seller experiences could result in a lien on ' your' property. 

Any water coming in to the basement after it rains?

The courts will not award a judgement to any unlicensed contractor.

Make sure you read up on the rules and maybe question the clerks in whatever office is responsible for the sale about their procedure.Based on what happens here the lender reps will bid a little above their final judgement price.

Seller is to pay ZERO towards the closing.Seller's obligation to close contingent upon lender accepting proceeds of the sale as final and full payment satisfaction of note and mortgage deed indebtedness with no further recourse of deficiency judgement against seller.The lender is going want a net when they approve.

My better judgement tells me to not do a price change.
