The difference between their 5Y & 10Y rates is ~1.2 - 1.5%From admittedly limited experience, things are much more flexible on the commercial side and as @Ned Carey said, you pay more for the extended length but gain stability.My feeling is that for a buy & hold investment, the extra interest is worth the security.I recall many years ago a quote from a very successful international RE investor that resonated with me; basically that you should match expected holding time with length of loan.

As far as commute, we are about 30 minutes to both Austin and San Antonio international airports.

This tool is a great resource to budget and save, and it helped me to save up for a new car and then buy an investment property.But what isn't cool is my determination to save all my money, and this little internal goal of mine to spend as little money as possible.
