What has inspired me thus far has been reading, among others; The 4-Hour Work Week, Rich Dad Poor Dad, and currently- Investing In Real Estate With No (and low) Money Down.

They will--like children who break their toys during a temper tantrum--eventually realize that lashing out in anger and frustration does nothing to solve their problems, and now they no longer have their toys.

I will my portfolio to my children and when they go to sell the portfolio the taxes are basically starting over for them. 

My wife and I along with our two children are pretty rooted in our current community and love it there, but are very interested in REI. 

Since she is keeping the house and the has had the benefit of using it for her adult children to live for the last 10 years. 

Have you warned the tenant and girlfriend about the presence of children? 

-A brother and sister who have both graduated high school this year (my parents were getting ready to kick them out of their rental, and are part of what inspired me to do this.) both attending Community College but are not taking on debt (my advice) and both work part-time and average about 1000 a month after taxes.

Not exactly....a gift amount gets reported but there is no tax, it simply reduces the tax free cap of any future inheritance, at least from parents to children. 

I purchased a property for myself and my children in Sept 2020 with no knowledge of any of this real estate investing.
