I’ve owned one STR since 2005 that is occupied 240 nights a year and have incurred $1000 damage tops in 14 years.If you need an extra 300 bucks deposit to help you sleep at night, it could be costing you 20-30-40 times that in lost rents each year.  

Sometimes you can do property searches with the property appraiser and stumble on multiple properties owned by the same entity.

Curious if anyone has ever heard or done something hypotethetical like this:Currently own a home in a very gentrified area.

Our cleaner sends invoices at the end of the month for all of the month's cleans, and we pay them via ACH (used to do Zelle until we got big enough that we started getting hit by Zelle transaction limits).This works great for the properties we own.  

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My real estate agent mentioned that might be a possibility and she has one setup for her rentals.

Her friend can stay with her for a few days, until she finds her own place (or stay in a BnB if she can't move in quickly).

Many agents can refer you to a lender themselves, so should I get an agent first and use one of their referrals?

The seller said they re-did flooring, repainted the interior and added some other fixtures in the past year since they've owned it.
