Be sure to verify the exact standards by MN law and follow them, my understanding is that if you do it incorrectly the penalties to the LL are severe.

Of course, not that this seems to apply in this specific instance, but utility companies sometimes do estimated bills and then a true reading turns up previous bills were incorrect (whether underestimated or overestimated).
