Unless you do it through a Solo Roth 401k or self directed Roth IRA LLC, then it'd be tax free ... that'd be the way to go if you can swing the funds IMO.Question: My understanding is that you have to be a licensed as a mortgage originator and that licensing requirements are quite a bit tougher than RE borker's license in order to charge points on HML and also to increase the rate above 10%.

There’s a lot of variables that go in to this: sub-flooring, design complexity, how good the layer thinks he is, some contractors swing for the fences hoping you’ll bite on their outrageous bid, etc.
