Most of them that I have been checking out are for landlords or management companies with larger holdings.

I just wanted to introduce ourselves.  We are a small mom and pop operation with 40 units in small market towns in Central Texas.  Looking to connect with others in Freestone, Limestone or Anderson Counties.

My two business partners and I are located in Atlanta and we are looking to expand into the creative finance game. 

We have upped our game significantly to counter this, and now start pre-leasing activities 3-4 weeks out whenever a tenant is not responding. 

Anyone make their buyers sign something before they release any info to ensure you can hold them accountable? 

My question is can I secure a deposit/holding fee from them 2 months out to hold the property for them. 

I had some ideas also which could be like a hot tub or sauna games (pool,video games, airhockey ETC).

I’ve decided I want to start out with small multi family properties and use either a buy and hold strategy or the BRRRR strategy, depending on the time investments.I love engineering, I’ve been working as a full time engineer for 8 months now about.
