If you're worried, spend time saving money and investing in yourself.If you're not worried (or have solid reserves) keep investing.I grow sick of seeing the fear inspired by guessing if/when the "crash" will happen...nobody saw 2008 coming, nobody knows when the next one will come.

While I think the rent collection tools are interesting, I fear the day they're collecting rent from 1000doors and then go out of business....or maybe they do it for two months....and go out of business and never pay the owners.   

I’m also worried that my credit score might decrease and I might have a harder time getting approved for a loan on the second property.Has anyone had this fear and how did you overcome it?

Installing a new tenant at a higher market rent may be preferable to landlords who once feared the possibility of unit becoming vacant due to rent increase. -  Application process will likely become more stringent for screening tenants which may include, requiring higher credit scores and/or lower debt to income ratios, in depth rental reference checks, and income verifications. - Leases will be longer with more restrictions and requirements such as mandatory renter's insurance and tenants paying all utilities.

It is not even legal to deny someone out of fear they will get back with their boyfriend.

Hi @Gloria Sheridan I don't know that what you're seeking actually exists, but even if it did I fear any advice they gave would be severely compromised and unreliable.

I've never understood the people that fear getting sued to the extent of needing LLC but completely ignore or could care less about the potential of triggering due on sale clause when transferring personal loans to an LLC.Not to mention the fact that this action itself sets you up for failure from the start as there's no good reason one buys on personal name to start with....

I am not fully optimistic here - but with only fear you don't move forward!

Don’t get me wrong I agree with your cautions to buy turn key properties, and I won’t to get to a place where I can identify a great opportunity when I see one and obviously work to build a network of contacts that I trust, I also know it takes time and I don’t want to get caught up in “FOMO” (fear of missing out). 

It seems ethereal, and reeks of fear of change/diversity in community makeup more than any attempt to secure an investment.
