Not only did they all recommend to have some samples taken off the ceiling but they insisted asbestos was nothing to take lightly.

The best thing you can do is a soil test (where they come and drill around the tank and do core samples).

If the guy that you spoke to just quit claims it to you, note owner will have the right to exercise due on sale clause and ask for full unpaid balance and if it is not paid then they can foreclose on the property and take it back. ( Someone correct me if i'm wrong on FC )Or, you can just go to your local title company and talk to them.

2)Yes, not only is visiting the property a healthy exercise, but also getting some preliminary information, good wide shot high res photos,perhaps a small video of the property, a copy of the scope of work, any permits or permit inspections.

My option contract is written where if he dosnt exercise the option he loses the option deposit but if he does buy the house the deposit applies toward purchase price.Are you saying you would avoid the rent to own option all together?
