As of others have said in an appreciation market like Denver properties will not cash flow well as is, but you can typically execute reposition/value add strategies in these markets to give you higher returns then you could get in high cap rate/cash flow markets.

Which of course would need to be in writing and disclosed.Your platform fee to your buyer could in theory be whatever you make it and would be paid by buyer.Wholesaler really loses because 1 there’s no intent to execute the offer given.

They are in tough areas, high crime, lots of collection issues, etc.... however, when they work they work extremely well but, when they go wrong they go very wrong.I would start by writing down your goals, considering what you think your strengths and weakness's are, and then try to set up a plan that can be executed.
