He also does a lot of promotional type stuff, “one free day if you stay five days type stuff” pay for six and get 7th free etc.

Definitely consider an option that allows you to achieve all of these steps in one place (ie. keep track of things like rent payments + leases, but it also offers several other tools as well -- the ability for tenants to build a credit score up to 40+ points for on-time rent payments with our CreditBoost feature; which can be enticing for them as they are new student renters); and lastly offers maintenance ticket tracking with automated messaging).

Corporate is "dog-eat-dog" world sometimes and so, the ones who get promoted are not always the most competent but those who are "perceived" to be good.In real estate investing (and I guess when you own your own business), there's no getting rewarded based on perception...you get rewarded based on your actions and decisions which lead to results.Real estate investing is overwhelming - as anything new that you start - but break it down into what you can do TODAY or on a daily basis.

I am fairly certain they will charge interest from the date of purchase on the remaining balance and not just from the end of the promotion period.

So it's only natural that there will be differences of opinion.As a conservative investor, the things that are important to me are factors like full real-estate cycle experience with little to no money lost, high skin in the game, conservative loan to value debt, no floating-rate debt, competitive fees and promotes, no juicing of returns with nonreal estate or junk-grade real estate debt etc.
