I am looking for 2 answers: is it wise to begin investing when the property is far away but less risky financially, and what are effective means to ensure an investment is in the right area.

I know there are variations from market-to-market, but I wanted to see if others echo the similar opinion to ensure that I'm not doing something wrong as I continue to look for opportunities.

Point being, DON'T limit yourself to markets where you already know someone, but DO ensure you have an edge somehow.

So you want to ensure it makes sense to take the syndication route for a particular investment (versus a different structure, such as for instance JV.) 

I would consult with an attorney that specializes in this to ensure it is something that they feel will work.

This isn't necessarily a problem but with asphalt shingles can lead to their failing earlier than normal.I can't speak to the cost and rehab benefits obviously, but like I said It will probably go quite a ways to ensuring that space stays cool.

Does it say that you can inspect the work to ensure it is to your standards?  

So I give buyer's no more than 12 days to get their financing in order and ensure the property meets the lender's approval (under the financing addm), after which time termination under those provisions is waived.

You never want to be over-leveraged say take inventory of other costs and ensure you have a safety net of savings - at least 3 months, preferably 6 months.

Seattle isn't cheap so you'll need to ensure a great ROI before you buy and it can take a long time to find a great deal.Finding an experienced investor to help you could be hard.
