I may be making less this year, but that is by choice - I have elected this year NOT to work with residential buyers just because it is a pain in the butt and alot more hours / work to get them under contract.

Neighborhood is on outer fringe of seattle so not walkable to any amenities,  but still good commute options to lots of places.One thing to consider though-  Seattle has very punitive/strict tenant protection laws -  and given our recent city council elections which appear to have moved the council FARTHER left (if that was even possible...)

We have created roughly a dozen LLCs over the years in three different states, and invested in many more, but never had an LLC own another LLC.Normally when people set up an LLC, they elect to have it taxed as a partnership so taxes are flow-through.

You still have liability protection.If the LLC has 2 or more members you can elect to be taxed as a corporation or as a pass thru entity like a partnership.

Given that both bills are in front of the committee he chairs it is far more likely that they would advance H. 256 given it's lower level of opposition while still achieving many of the same goals.
