Duplex or bigger if you can. #2 Do not buy a nice... anything.

I’m finally moving forward with purchasing a small duplex with a fair amount of cash reserves and excessive credit card lines thanks to travel hacking (I don’t intend to use them, but it’s nice to have them there).

My husband and I are still pretty new to investing (under contract right now for our first OOS duplex in Indiana!).

. - Unit is a half duplex in a class A area and needs a lot of updates, but the rent should be close to 1% once done.

In the meantime I'm actually looking for a duplex to move into to begin house hacking.

From the very beginning we told the bank in emails and initial letter that we were purchasing a duplex and that my wife was currently on the deed to our current residence. 

I've been reading David Greene's Long-Distance Real Estate Investing to build some knowledge but I don't want to get stuck in the analysis paralysis phase and would like to take action as soon as possible.I'm mainly looking for small multi-family properties (duplex, triplex, fourplex) to start with and eventually expand towards commercial properties.
