In addition to the original scope I have installed a mailbox post (cemented), trimmed out a door, and repaiered a missing ridge cap over a dormer. $200 worth of work, BUT the goodwill is not worth the money.

If the buyer's put out a $10K down payment, and no doubt some rehab money, too, then there's a very real risk of that money being completely lost.Just because one particular buyer bought one particular property at a high price doesn't mean every buyer will.

I am glad it worked out for you though.As for the dollardeal course, I doubt it teaches anything that cannot be found for free here or at a local library, so I would save my dollar and the hassle of follow up calls/emails.
