Is it okay to run comps with single-family homes that have similar square footage, rooms, and bathrooms?

Hello All,I just got the 2nd unit of my first house hack duplex ready for tenants and am using a realtor to lease the unit.I am using a realtor to fill the unit as I have limited time and also wanted to learn from somebody else doing it.There has been interest in the unit but only a couple of people have filled out the application.We dropped/discounted the rent to be inline with whatever other similar apartments are available in my immediate area.And I believe that my unit is the best one available due to its location and the quality of the rehab/upgrades.The realtor has listed the unit on all of the usual sites and has held an open house.It looks like there are not a lot of people looking to rent apartments in my immediate area at the moment.Question:Does anybody have any advice as to what else we could do to get the unit filled with a quality tenant?

Additionally, Chase bank tends to agree with me as they had absolutely no problem qualifying me for another mortgage, but Chase doesn't want to finance anything that has dry rot (which any discounted property will have) due to it being a health issue.

Roofer estimate for reroofing is 12K and could go up to 19K.So I am looking at total expenses to be approx. 33K let's say I manage to get some discounts and I'll only would bring down the cost to 32K.

I'm not an expert yet, but my understanding is that you can either shovel the driveway/cut grass yourself, hire someone to do it, or have the tenants do it themselves (perhaps give them a slight discount on rent if they choose that option).

Current value of 2:1/2:1 duplex is $550k.If we just add 2 bedrooms and 1 bathroom by finishing the basement, the total rental income of $5000/month.
