Hey @Dunn Dela Cruz, what did they say when they denied the HELOC? 

The insurance company advised they have the legal department handle the one million dollar portion covered under the S Corp policy, and told the owner they should retain their own attorney on the portion where they are sued personally, the two million.I did ask the owner if the lawyer representing him filed any motions to remove him from the case, and I'm told it was denied.

If we want to show the unit to as many potential applicants as possible we only put it as the first page of the application, otherwise it is good to put in the ad.We cater to a low income crowd and do not charge for screening, so we keep the criteria pretty vague:Our Criteria:We do not deny housing for race, color, religion, sex, national origin, handicap, sexual orientation, marital status, or familial status.We do deny housing to individuals:when the application is not complete or accuratewhere there is not sufficient income/resources to pay rent and livewhere there is poor prior tenancy: evictions, violations, damage to rental property, poorly handled move outs, amounts are still owing to landlords or utilities.

His lawyer tried to get the suit against him personally dismissed but was denied. 

Deny or Accept? 

I thought it would be a good idea to begin a list of reasons that a lender may deny someone a loan due to their inexperience. 

The only reason HUD would deny you is if you are basically operating a substandard rental - IE being a slumlord.   

This is considered being "arbitrary and capricious", they have rules adopted, if you follow them they can't deny your application- otherwise what's the point of the rules? 

.: Once they are referred to you, the only comment to the REALTOR is "approved" or "denied."

Deny every claim and see who fights for what is truly owed.
