Make sure each property functions as itself and you're not over leveraging one property to get another.

Hi @Alejandro Belalcazar,I own a four-family with an attic that has been converted into 2 additional bedrooms and an additional common space for a now 4 bed, 1 bath unit (combined with floor below).You first need to look at zoning and figure out if zoning would allow by right a 4 bedroom.

So any kind of an exchange must happen within 180 days or else the gain is recognized.However, there is a way to combine an owner carry note with a 1031 exchange.  

The property also has a 30x32 detached garage with 12 foot ceilings with a built in car lift, natural gas heat, air conditioning, and an unused, but functional water line.

What's the combined rents? 

I always thought a travel nurse and short-term rentals in areas they stayed that are touristy would be a great combination.

We've been kicking around doing some master planned communities (600-1300 acres, SF, MF, and CRE) with a functional commercial vineyard built into it.

Also the only test isn't just meeting 750 hours- you also have to spend more time on real estate than any other combined activities. 

Are you acting as the GC or farming that function out? 

It is a combination of restrictive zoning, combined with the fact that DC was a relatively small city/population center prior to 1960.
