I have a client who goes to each one and has told me that there are very few deals to be had.A good idea would be go down and observe and meet people.

As a Generation Y baby I wouldn't consider my generation the "best" I would consider it the most lazy, so many of Gen Y babies are still supported by their parents and wouldn't last out in the real world on their own.

Comps support the price, so its a fair deal, but not a significant discount.

Hello Bp, I am posting this form because I have a wholesale deal under contract with a LTV around 70% but none of my cash buyers are interested I was wondering how could I do a joint venture because my clients are looking to sell very fast.

The interest proffered by the housing provider may not be hypothetical or speculative, meaning the housing provider must be able to provide evidence proving both that the housing provider has a substantial, legitimate, nondiscriminatory interest supporting the challenged policy and that the challenged policy actually achieves that interest.

In addition to cash in cash returns and capital gains at sale, I also look at the debt coverage ratio to see if the property can support its debt service in these scenarios.
